Valuation of a 1,125-acre ranch located in the US Northwest. The subject property was subject to an existing Conservation Easement and Life Estate. The appraisal was to be used for IRS purposes.
The appraisal was accomplished by estimating the market value of the subject property, subject to the Conservation Easement, including a present value estimate of the Life Estate and present value of the Remainderman interest.
Due to the size and topography of the subject property, we utilized a drone to collect imagery to aid in the inspection of the subject property.
Our experience in the valuation of large land holdings, conservations easements, and partial interests allowed us to provide a qualified appraisal for IRS purposes.
