THE CHALLENGE

Valuation of 188 miles of railroad corridor with various intensity of use (mainline, industrial leads, abandoned corridors). The valuation included the inventory and valuation of 214-miles of track, including PTC signaling. The project extended from the north side of the state to the south side of the state.

THE SOLUTION

The corridor land valuation was accomplished by dividing the corridor into 760 valuation segments, with 215 different valuations.

Given the varying intensity of use, we estimated multiple corridor factors to properly estimate an overall corridor factor for the corridor. For the track improvement valuation we utilized multiple sources of data from the client, on-track inspection and our enterprise GIS to complete a full inventory and valuation.

Utilizing our enterprise GIS, ability to perform on large projects, mobile data collection tools, and our team of three MAI appraisers, we accomplished a comprehensive valuation of a complex corridor valuation in a timely and professional manner.
